Search for a conveyancer in Cranbourne and a lot of names come back. Not many of them are actually here. Ours is Office 4, Level 1, 105A High Street, in the middle of town, and it has been the same address for years.
That matters less than it used to for the mechanics of the job, and we will say so honestly. Titles, signing and settlement all happen electronically now, which is faster and far safer than the old cheque-in-a-room arrangement. What being local changes is everything around the file. We know which estates in Clyde North are still waiting on plans to register. We know the agents on High Street by name. If a settlement wobbles at four o'clock on a Friday, you are calling someone twenty minutes from your property, not a queue.
We have been acting on Victorian property matters for more than five years, across Cranbourne and Cranbourne East, West, North and South, Clyde and Clyde North, Botanic Ridge, Junction Village, Devon Meadows, Lynbrook and Lyndhurst, and out through Berwick, Narre Warren, Hampton Park, Officer and Pakenham. Clyde North alone has 55 active estates, and off-the-plan contracts there behave nothing like an established home in Cranbourne North.
Licensing
What a licensed conveyancer is, and who watches them
Conveyancing is a licensed occupation in Victoria, not a title anyone can print on a card. A conveyancer holds a licence under the Conveyancers Act 2006 (Vic). Licences are granted by the Business Licensing Authority and administered through Consumer Affairs Victoria. Holding one means meeting the qualification, passing the fit and proper person test, and carrying professional indemnity insurance that stays in force. A licence can carry conditions, and it can be suspended or cancelled. All of that sits on a register the public can read.
We hold that Victorian licence. We are also registered in South Australia under the Conveyancers Act 1994 (SA), which Consumer and Business Services administers. That is a separate registration with its own obligations, and it is the reason we can run an SA matter properly instead of handing you to someone else halfway through.
There is no Adelaide office and we will not pretend otherwise. South Australian conveyancing runs electronically end to end, so Form 1 preparation, searches and settlement are all handled from Cranbourne. If you would rather sit across a desk from someone in Adelaide, tell us and we will say so plainly rather than talk you out of it.

Auctions happen on Saturday, so we make time for Saturday
Victorian auctions run on weekends and the contract gets signed on the bonnet of someone's car, minutes after the hammer falls. There is no cooling off on an auction purchase. Whatever is in that contract and that section 32 is what you have agreed to, and Monday morning is too late to find out.
The office runs Monday to Friday, 9am to 5pm, and we take weekend appointments on top of that. Send the contract and the vendor statement through before auction day, and if you want someone on the end of the phone on Saturday, ring us during the week and we will set a time. Private sales behave the same way when an agent wants an answer by Sunday night.

Scope
Where we stop, and where we send you
We do conveyancing. Buying, selling, moving a property into someone else's name, and subdivision. That is the list, and it stays the list.
If your matter involves a dispute, a court or a tribunal, a will or probate, a trust or company structure, tax or duty advice, or a family law settlement, you need a solicitor. A licensed conveyancer cannot act on those and should not try. We would rather tell you that in the first phone call than take the file and discover it later, which is worse for you and worse for us.
The same goes for work we can see is not a fit. If the honest answer is that someone else suits you better, you will get the honest answer.
How a matter usually starts
You send us the contract, or tell us what you are selling. We read it, we tell you what it actually says, and we agree the fee before any work begins. The figure we quote is the figure you pay, with disbursements at cost and nothing added on top of them.
After that you hear from us when something changes, not a fortnight later when you chase it.
