Office hours on weekdays, appointments on weekends
The office keeps ordinary hours, Monday to Friday, 9am to 5pm. Property in Melbourne's south east does not. Auctions run on Saturday mornings, offers get signed on Sunday afternoons, and the agent wants an answer before Monday.
So we take weekend appointments as well. If you are bidding this Saturday and you want the contract looked at before you raise your hand, ring us during the week and we will set a time. That is exactly the conversation we would rather have before the auction than hear about on Monday.
Outside hours, leave a message or use the form. Nothing sits in an inbox over a weekend waiting for someone to open the office.

Clients come to us from Cranbourne and the estates around it, Clyde, Clyde North, Botanic Ridge, Junction Village, Devon Meadows, Lynbrook and Lyndhurst, then further out through Berwick, Narre Warren, Hampton Park, Officer and Pakenham. Clyde North alone has 55 active estates and some of the highest dwelling approval rates in the country, which is why so much of our work is off the plan.
You do not have to be nearby for us to act for you. Victorian conveyancing is done electronically end to end, so plenty of our clients never make the trip in.

Buying or selling in SA? We are registered there too
Wise Step is registered as a conveyancer in South Australia under the Conveyancers Act 1994, with Consumer and Business Services. That is a second registration, held properly, not a Victorian licence stretched over the border.
We do not have an Adelaide office and we are not going to pretend otherwise. South Australian files are handled from this desk in Cranbourne. Conveyancing there is electronic, the same as it is here, so your Form 1, your searches and your settlement all happen online. What you would have walked into an office for is now signed and lodged digitally.
In practice it means you deal with the same phone number and the same email, and you get someone who knows that SA rules are not Victorian rules. Cooling off works differently. Vendor disclosure is a Form 1, not a Section 32.

Handy to have in front of you
None of this is required. If you have it, the first conversation gets a lot more useful, and your quote gets firmer.
- The property address, or the estate and lot number if it is off the plan
- The contract of sale and the vendor statement, if a copy has reached you
- The date you are working towards, whether that is an auction, an offer or a settlement
- Whether a lender is involved, and how far along that is
- Anything about the property that has been niggling at you
When you need a solicitor, not us
We would rather point you to the right person than take work that is not ours. A licensed conveyancer handles the transaction: buying, selling, transferring a title, subdividing.
Once a matter turns into a dispute, a court or tribunal hearing, a deceased estate that needs probate, a trust or company structure, or a family law order, that is solicitor work. Tax and duty advice belongs with your accountant or a lawyer. Tell us what is going on and we will say plainly which one you need.
