We are not collecting your details for the sake of it. Here is what each answer tells us, so you can see why a real quote needs more than an email address.
Which state
Victoria and South Australia run separate systems under separate Acts. A Victorian seller needs a Section 32 vendor statement. A South Australian seller needs a Form 1. Cooling off works differently in each, and the certificates we order are different too. Telling us the state first stops us quoting you on the wrong job.
What you need done
Buying, selling, putting a title into another name and subdividing a block are four different pieces of work with four different sets of steps. A purchase is mostly review and searches. A subdivision runs on the surveyor and the council, and takes months.
Property type
A house on its own title is the straightforward case. A unit brings an owners corporation into it. Vacant land raises services, easements and planning overlays. Off the plan brings sunset clauses, amendment rights and a registration date nobody controls, which is worth understanding before you sign.
Suburb
Rates, land information and water certificates come from the local council and authority, and some are quicker than others. The suburb also tells us whether you are in a new estate. Around Clyde North, with 55 active estates, that usually means a developer contract and an owners corporation.
Owners corporation
If there is one, an owners corporation certificate has to be ordered and read. It shows the fees, the insurance, the funds held and whether anything is brewing between the owners. A unit or townhouse purchase without that certificate checked is a purchase made blind.
Timing
This one matters most. If you are bidding at a Saturday auction, say so on the form and call us as well, because we are available on weekends by appointment. A contract read before the auction is worth a great deal more than the same contract read on Monday.
How the fee is built
One agreed figure, and you see the parts
Conveyancing costs have two halves. There is our professional fee, which we agree with you before any work starts and do not revisit later. Then there are disbursements, the certificates and searches we have to obtain on your behalf, charged at exactly what they cost us.
Stamp duty and registration fees are government charges. They go to the revenue office, not to us, and we make sure they are calculated and paid at settlement.
If something unusual turns up part way through, you hear about it before we do the work. Nobody enjoys finding a new line on the invoice at the end.

Two things to check before you send it
Are we the right people for it?
We are licensed conveyancers, not solicitors. If your matter involves a dispute with the other side, a court or tribunal, a will that still needs to go through probate, a trust or company structure, or family law orders, that work belongs with a solicitor. Send the form anyway. We will tell you plainly, and we would rather point you to the right person than take on something we should not.
Transferring a property out of a deceased estate once probate has been granted is conveyancing, and we do that.
We are not your accountant
Questions about capital gains, GST, how the purchase sits against your borrowing or what a structure does to your tax position belong with your accountant or adviser. We will work alongside them happily, and we will say so when a question is theirs rather than ours.
