Nearly all conveyancing is electronic now. Contracts arrive as PDFs and settlement happens online, so a practice can act for you from anywhere. That is fine until something on the title needs explaining, or you are about to sign the biggest contract of your life and you want to point at a clause and ask what it actually means.
We keep a real office for that. You can drop paperwork in, and we can verify your identity in person rather than through a video call, which is the part people most often find fiddly at a distance. If getting to High Street is awkward, we will do the whole matter remotely instead. It costs the same either way.
The office runs Monday to Friday, 9am to 5pm, and we take weekend appointments, which matters in a market where the auction and the offer both land on a Saturday.

Cranbourne is really two markets at once
The paperwork on a 1998 brick veneer and the paperwork on a block in a new release have almost nothing in common. We see both in the same week.
Established homes coming back around
A large part of Cranbourne went up through the 1990s and 2000s, and those houses are now selling for the second or third time. Titles that were clean when the estate was new have picked things up since. A pergola or a carport someone added without a permit. A shed sitting over an easement. A pool or spa that was never registered with the council, which Victoria requires, with the safety barrier certified on a cycle.
None of that stops a sale. It stops a sale that is discovered late. If you are selling, we would rather find it while your Section 32 is being prepared. If you are buying, we would rather you knew before the cooling off period runs out.
New estates on the edge of town
Clyde, Clyde North, Botanic Ridge and Junction Village have been releasing land for years, and Clyde North alone has 55 active estates. Buying there usually means signing off the plan, sometimes well before a title exists, with a sunset date and a builder's timetable attached.
The common Cranbourne story is a family selling the house they raised everyone in and buying into one of those estates. Two matters, two sets of dates, and one of them depends on a plan being registered. Handling both ourselves is easier than having two practices email each other.
City of Casey is the council for all of it
Casey rates and waste charges are adjusted at settlement, and a land information certificate from Casey is one of the searches we order every time. Land in the growth corridor can also carry obligations recorded on the title, including a section 173 agreement setting out how and when a block must be built on. Those bind whoever owns the land next, so they are worth reading before you sign rather than after.
